A sunny flat with good views/looking over London
Double bedroom, fully furnished. Desk and chair with lots of storage.

Just myself, a self employed illustrator, to share the flat with.
I work from home and am looking for a new flatmate.
Preferably a professional who is both friendly and also self sufficient.
Who understands, and similarly also wants, private space at times!

Kitchen has usual appliances - gas cooker, microwave, fridge freezer, wash machine.
Cooking space, breakfast bar plus an Italian coffee grinder.
Bath, shower and sink in the bathroom - toilet in a separate room.

Flat is on the 8th floor of a 10 storey block. 2 lifts plus 2 stairwells to ground floor.
The late '50s block building has a concrete core and brick cladding so is relatively cool when (occasionally!) we have hot summer days in London.

Gas safety certificate and eicr for the premises - both dated Feb 2020.

Supermarkets, Boots the chemist, Post Office and other local stores just at the top of the street.

Stamford Hill overland train station is 2 minutes walk away - 17 mins train ride south to Liverpool St.
Nearest tube station, is Manor House, on the Piccadilly line, which runs 24 hrs Fridays and Saturdays. 5 mins by frequent bus services. Or 15 mins leafy walk around the reservoir /along the New River.
Frequent buses including 2 services that run from stops outside the block of flats: 253 (Hackney Central - Euston), 254 (Caledonian Rd - Aldgate) plus the N253 (nightbus).

If you like cycling, running, walking and a breath of fresh air, Woodberry Wetlands 2 and the New River are 2 mins on foot.
Clissold Park (Stoke Newington), Spring Field Park and Lea Valley canal all 5 mins on a bike but also walking distance.

Pubs/cafes/restaurants found in the area incl. down the road in Stoke Newington which is 5 mins on the bus/overland or 20 mins walk.
